If you are thinking of buying a property to let, then please contact us. We will be happy to visit the property with you, to make a rental appraisal and advise you on its suitability as an investment property. If we think that it is not suitable, or you would be paying too much for it, then we will tell you. After all, although it may look good on paper, you do not want to buy a headache and we certainly do not want to manage one. If it looks too good to be true, then it probably is, but this may not be immediately apparent.

Fees.
Management fee 12% (including VAT).
Tenancy setup fee £360 (including VAT).
Tenancy renewal fee £60 (including VAT).
Maintenance/refurbishments arrangement/overseeing fee 12% (including VAT) of the costs of the works done.
Arranging safety inspection fee £27 (including VAT).
A fee for dealing with tax matters, should this be required, a minimum fee of £60 including VAT will be made per incidence.
Void period. Our management does not include the supervision of the property when it is not let. In the normal course of letting, visits may be made to the accommodation by our staff. For each additional visit to the property there will be a charge of £30 (including VAT).
Let only fee £600 (including VAT). If the landlord withdraws the property to be let, then the landlord agrees to pay the costs and expenses incurred, a minimum of £150 (including VAT), to Kessel Laird Limited.
All fees include VAT at 20%.
